Ayala Land has been a pioneer in embracing and upholding the thrust of sustainable practices. This has not just been apparent at the flagship green developments, Anvaya Cove and Nuvali but all throughout the organization. This commitment was highlighted with a full Partnership Agreement with World Wildlife Fund (WWF) signed last February 6. It integrates broader and more in-depth sustainability practices for the entire organization and ensures our stakeholders with developments that truly achieve long term value.

The agreement commits ALI to:

  • The drafting of a Sustainability Framework for the next five years based on the One Planet Living Principles
  • The resourcing and mandating of a Sustainability Team across support groups and SBU’s
  • The establishment of Baselines and Development of Systems
  • The inclusion into the WWF Climate Saver’s Campaign.

WWF has been an active partner in assisting Ayala Land in successfully developing cost efficient and effective use of resources for Nuvali and Anvaya Cove. The changes have not only placed Ayala Land in the forefront of sustainable developments but it has responded to the more complex stakeholder’s expectations of addressing the current world- wide issue of climate change.

At Bonifacio Global City, going around the vast modern community will soon be a luxurious bus experience onboard the Mercedes-Benz O 500 M 1725. The buses are the newest fleet of commuter vehicles that will ply the BGC-Kalayaan-Market! Market! route.

“The Mercedes-Benz O 500 M 1725 was built for smoother, quieter rides and is designed for both metropolitan and provincial travel. What makes every passenger’s experience rewarding is that ease, comfort and safety are assured with features that only Mercedes-Benz can give,” said Felix Ang, CATS Motors, Inc. president, exclusive distributor for Mercedes-Benz in the country.

The buses, referred to as ‘coaches’ are the same motor coach service in bus routes from London to Istanbul. The buses will ply the route starting March and will be used as transportation for commuters within BGC’s commercial districts, such as Bonifacio High Street, Serendra and Market! Market!.

“The new fleet of shuttle coaches is a testament to the ease of urban living a masterplanned development like Bonifacio Global City can provide,” said Vince Tan, chairman, Bonifacio Transport Corp. and FBDC EVP.

Friendly ride

One of the principal features of the new shuttle coaches are the low floors and wheel-chair provisions which make boarding easy even for the handicapped. The low floor is also an advantage for women professionals who usually have a hard time going up public buses in work clothes.

The spacious interiors make for a very comfortable ride, as the two-seater bus compartments provide much-needed space for commuters who wish to rest and hate being bumped specially during rush hours. The aisle is surprisingly wide, and the middle seats are placed sideways, creating more room for those alighting to and from the bus.

Motoring technology

The advance technology applied to the Mercedes-Benz O 500 M 1725 is the coaches’ main feature. Because of the coaches’ air suspension, the rides are smoother and more comfortable. The Mercedes-Benz O 500 M 1725 also has a modern programming which can make the bus run on a specified speed. This makes sharp turns smoother, emphasizing the coaches’ safety features.

The technology also helps in the coaches’ maintenance as warning signs on what must be done to keep the Mercedes-Benz O 500 M 1725 on tip-top shape regularly flashes on screen such as fuel level, A/C maintenance, and the like.

Environment-friendly

The project is a joint venture of CATS Motors and Bonifacio Transport Corporation which aims to reduce carbon emissions within Bonifacio Global City. The coaches are known to use only the best fuel for buses which emits less carbon residue.

The bus ride also promotes a more environment-friendly lifestyle.

“The impetus to promote a more environmentally-friendly lifestyle is also evident,” said Tan. “The shuttle coach can comfortably seat 20 people and can actually serve as a convenient, fuel-efficient transportation alternative, which means they won’t have to take their cars out, add to traffic congestion only for a 10-minute drive.”

Hassle-Free Home Ownership

August 18, 2008

Aside from the importance of buying property from a reliable and responsible developer, it cannot be denied that home ownership entails a considerable amount of work. And thus, a reliable property manager is vital to safeguard your property investment.

Ayala Land Premier’s Customer Relations Division works with a topnotch property management team, in this case APMC, to ensure residents have a hassle-free living experience. These needs could be as simple as a leaking faucet or as complicated as replacing unit finishes.

Ayala Land Property Management Corporation (APMC) is run by experts. As an ISO-certified corporation, it is one of the best in the country. “It is an organization that takes care of developments in the long run to satisfy the buyers’ expectations,” explains Laurent Lamasuta, head of Customer Relations Division of Ayala Land Premier. As such, APMC takes care of security, landscaping, parking, technical and maintenance matters.

For property owners who do not occupy their homes throughout the year, APMC provides a worry-free alternative. The company can provide housekeeping services, so that your house is always clean and well-maintained.

Likewise, APMC can provide tenancy services by leasing property and depositing the rent to the owner’s account. In addition, property owners can arrange for APMC to ensure that the correct real estate taxes are paid.

“Over the years APMC has experience in preventive maintenance. It looks at the long-term picture. The company makes sure that quality is maintained and the excellence you see on the first day is maintained in years to come.” Says Lamasuta. “In the property management industry, the relationship is more personal because you are there for the long term. And so, if you make a promise, you have to try even better to exceed expectations.

APMC manages 99 percent of Ayala Land developments. If you are out in the market for a new home, you might want to take the safer route and the obvious choice.

What happens after Ayala Land Premier turns over its communities to the new homeowners? Ninety-nine percent, such as The Legacy at Montgomery Place in Quezon City, opt to contract APMC to run the property. APMC makes sure that quality is maintained and the excellence you see on the first day is maintained in years to come.

APMC also offers services tailored to communities such as Anvaya Cove by providing household maintenance services for homeowners. Without the need to ferry household help, they can take fewer vehicles when they go to Subic, thus saving fuel and helping in the environmental effort.

A New Metro Manila

August 18, 2008

Urban living. Yes, it’s hip. Yes, it’s fast. Yes, it’s exciting. Yet, it’s also traffic-choked, polluted and cluttered. In the rapidly developing and densely populated jungle that is Metro Manila, we can’t help but be frustrated by all the troubles that the bustling metropolis is throwing at us.

Here’s an interesting proposition: Why not put up another metropolis?

It is with this in mind that Ayala Land is pushing through with the country’s most massive real estate undertaking to date. Nuvali, as they call this groundbreaking project, will change the social and economic landscape of the province of Laguna as it is set to be Ayala Land’s largest master-planned regional hub in the Philippines.

“It terms of size, it’s about eight times the size of the Makati Central Business District and is roughly an hour away from Makati. The development is well-connected but is also the gateway to Region 4—so we feel that its size and its location will really make Nuvali a metropolis that has strong regional connections,” shares Jim Ayala, president of Ayala Land.

This 1,600-hectare ecologically, socially and economically sustainable community will have urban centers, residential enclaves, business initiatives and infrastructure developments. Punctuating the aesthethics are a man-made lake and a Discovery Center.

The Nuvali residences

Nuvali will feature the simultaneous launch of three different residential developments from Ayala Land and its subsidiaries, each with its distinct lifestyle offerings designed to answer to the diverse needs of its particular market segment, allowing Nuvali’s new way of life to be more accessible to a broader market.

Abrio, the first Ayala Land Premier property within Nuvali, will usher in a new level of privacy, security, and sustainability that will set the standard for the company’s next-generation exclusive neighborhoods.

Vibrant urban living without compromise is brought in by Community Innovations’ Treveia. A distinct blueprint combines comprehensive and innovative amenities, venues for community convergence and architecturally modern homes anchored on Nuvali’s sustainable vision. Offering a healthful, family-nurturing and eco-friendly urban life within a progressive development like Nuvali defines Treveia as a sprawling, green community where future residents can balance urban conveniences with personal relationships and health.

Avida Settings provides a creatively designed eco-friendly community intended to promote close family relationships and underscores a unique master plan that incorporates the green ribbon concept (bringing nature literally to the doorsteps of its residents).

“Nuvali offers a lifestyle where it’s focused on life and nature as well as technology and productivity leading to what we hope becomes a new way of life,” Ayala discloses.

Lifestyle elevation

“Undertaking a development such as Nuvali is a very exciting and collaborative process—much of it starts with our urban planners. We look at what’s happening at a regional level and then look at what we can do to elevate the lifestyle of Filipino communities,” says Ayala. “We’ve also put in quite a number of new dimensions that really define Nuvali as the ultimate address for balanced living.”

Pedestrian-friendly paths and transit systems contribute to making Nuvali’s vision of breaking the stereotype that an urban lifestyle is chaotic. To foster eco-friendly living, passive green design and technology will also be in place such as permeable paving and bio-swales for the streets and double-piping to reuse water. Construction of high-rises and solar panels will optimize the benefits of shade and direct sun to ensure efficient energy use.

“Because of the way we’re designing our community, you’ll probably decide to walk or take your bike instead of driving. There are many features that we have planned that make it safer for pedestrians and bikers such us tree-lined sidewalks and dedicated bike lanes,” Ayala equips. “In terms of public transportation, we will be very strict with respect to the kind of engines the buses will use, for example, to reduce smoke-belching and ensure that the air is fresh and clean. All of this means that Nuvali will be the ideal place to live a balanced lifestyle.”

The idea is that by blending the potential of a progressive community with respect for the natural environment, Nuvali will translate urban ideals into a more balanced and happier lifestyle. Nuvali strikes the ideal balance between Filipino lifestyle essentials and responsible urban planning and design.

He further adds, “It’s much more natural for us to be interacting with nature than walking in a concrete jungle—but at the same time, we want a community to be progressive and productive as well. Nuvali is really about the evolution of living, so we are making deliberate moves to ensure that people can co-exist with nature in a sustainable and productive way.”
